Putting the house in operation

Construction is not going quickly, and together with the design, this entire process can be divided into three stages:

1 – preparation of documents and project
2 – construction
3 – putting the house into operation

 


Stage 1 – preparation of documents and project

1. Get initial data for the project

2. Order a project

3. Submit documents to the local UPAD (urban planning and architecture department), order there and receive a construction passport. Documents required for this:

– State land act (an outdated form of a land document, but nevertheless valid) or a copy from the State Register of Property Rights (new form) – 2 notarized copies.

– Current Cadastral plan of the site with a description of the boundaries (or a copy of the state act on the land for the previous owner – when buying / selling / donating) – 2 copies .

– Copy from the general plan of the settlement, indicating the location of the site (in the land management department) – 2 copies.

– A sketch of the development intentions (the project in an extremely simplified form: floor plans, facades, sections, technical and economic indicators (total and living areas, built-up area), a plan for the location of buildings on the site, with utility and other structures) – 2 instance.

– Passport, site owner’s identification code – 1 copy.

– Power of attorney (if it necessary to act through a proxy) – 2 copies.

– Technical passport for the existing house (when registering the reconstruction of a house and during the construction of utility buildings) – 2 copies.

 


phase 2 – construction

1. Submit a notification to the local UPAD / ACSI (Architectural and Construction State Inspectorate) about the start of construction work.

2. Start and finish construction. It is mandatory to conduct technical supervision of construction, drawing up an act for putting the house into operation

 


Stage 3 – putting the house into operation

1. Order from the BTI and receive a technical passport for the completed house.

2. Submit a Declaration of readiness of the facility for operation to the UPAD ACSI.

3. Registration of documents in the registration service – and obtaining ownership rights.

That’s all.
The house is built, decorated, you can now insure it, rent it out, sell it, do any other legal action with it, and most importantly, you can now live in it confidently and calmly.
